HERE'S THE PROBLEMS:

For YOU:

PROBLEM #1: YOUR PROSPECTING STOPS WHEN YOU DO.

In a modern and digital world where anything is possible, real estate prospecting is still largely stuck in the dark ages.

Letterbox drops, door knocks, cold calls, and databasing still works, but it only works while you're doing it. As soon as you stop knocking, dropping, or calling, the leads stop.

Plus, NONE of it is controllable or quantifiable. You can't look at last month and know why it worked or didn't. You just know it did or didn't, and next month, you rinse and repeat.

It's hardly scalable.

PROBLEM #2: YOUR MARKETING IS (EXPENSIVELY) SOMEONE ELSE'S JOB.

When you do get a listing, real estate "marketing" still means outsourcing a photographer, outsourcing a floorplan, and maybe getting a copywriter (but honestly, you use ChatGPT or Claude like everyone else, don't you?), before uploading the property to REA and waiting for something to happen.

If you're smart, you're also pretty good at buyer management. The unfortunate thing is, though, is that you only have buyers for the price ranges of your other/previous listings. You have to be completely reactive to what has been served to you.

So, it's any wonder REA jack up their prices as high and as regularly as they do.

You're completely dependant on them.

For CONSUMERS:

PROBLEM #1: BEFORE LISTING, THEY HAVE NO IDEA WHERE TO START OR WHO TO TRUST.

Think about it. First, they get some crap flyer through the letterbox, a nervous and uninvited knock at the door, or a cold call from a number they don't recognise.

Second - every listing on REA looks and sounds the same.

Same style of photos (because you all use the same guy).

Same floorplan (again, same guy).

Same three paragraphs of description that could've been written by anyone - because it was probably written by ChatGPT.

There's no way for them to actually tell which agent is good at selling homes.

So, they more than likely choose based on highest quoted sale price and lowest quoted commission, or who knocked, dropped, or called at the right time.

You could be far and wide the best agent in town, but because everyone else brags about amazing results too - you just look so much like everyone else.

There's always a slice of the pie going to some other agent who really isn't that good at their job.

PROBLEM #2: DURING THE CAMPAIGN, THEY JUST DISAPPEAR INTO THE NOISE..

Once they've picked someone, the listing goes up on REA, and immediately becomes one of hundreds that look exactly like it in the same feed.

There's no way to actually get in front of the specific buyers who'd care about this specific home. It just sits there, waiting for someone to scroll past it, click on it, and hopefully rock up to an open home.

There's no direct lead generation from REA, and the hope is that the 'algorithm' does all the work that we as agents have completely outsourced.

If there's no offers in the first few weeks, the REA listing starts to work against them - buyers assume that maybe something's wrong, and agents more often than not pull the only lever they've got - a pricing conversation.

Not a marketing conversation, not a targeting conversation - just, drop the price and hope.

And it's no fault of the agent. You've only ever really known that one lever.

That is, up until now.

THE "SOLUTION" THE AGENCIES SELL YOU:

You pay someone else to "handle your marketing."

They get your brand colours, your profile photo, the correct spelling of your name and suburb, and tell you in time that it's up and running.

But how have they differentiated you from anyone else?

You've never been booked for a photo or video shoot.

So now you're locked into a monthly retainer, with minimal contact from a trainee account manager who calls your suburb by the wrong name on the kickoff call.

The content is undeniably templated - because you're client #47 this month.

It's the same 'increasing value' imagery directly asking for an appraisal on the first date, making a mockery of the home owner by telling them they have no idea what's happening in their own neighbourhood.

It's offensive to them at best, but also offensive to your brand.

Turnaround is probably measured in days instead of hours, so by the time any ad finally goes live, some other agent has already caught them.

And if you ever stop paying those huge monthly retainers?

It all disappears overnight. No page, no pixel history, no dataset - nothing.

You're back at square one after handing back your rental asset, and now you've got nothing to show for the last six months except the invoices.

So the actual problem hasn't moved an inch.

You're still completely dependent on someone else to bring you sellers.

DOES THIS SOUND FAMILIAR..?

  • You're on the real estate roller coaster. One month up, one month down. You want to be consistent, but can't quite find that balance.

  • You post on Instagram because "you're supposed to", but you feel stupid and get no likes. You want content that pays the bills instead of making you into some influencer that you actually don't want to be.

  • You take a week off and your pipeline takes a week off with you. You want a business that keeps moving whether you're at your desk or not.

  • There are newer agents with half your experience who are outselling you. You want your actual track record to finally count for something.

  • Every listing presentation feels like starting from zero, proving yourself all over again. You want your reputation walking in the room before you do.

  • You anticipate the Spring selling season and hope this one's better than last year. You want consistency that has nothing to do with the season.

  • You know you actually do look like every other agent in your patch, even though you're not. You want to stand out as the agent you really are.
